We know the last thing you need is a complicated payment structure full of hidden costs. That’s why our pricing falls into a simple equation of A + B. After you pay your one-time community fee (C), each month you’ll simply pay the flat rate of your apartment style (A) plus your loved one’s level of care (B). That’s it.

Your level of care is determined by our nurses’ clinical assessment.

This one-time fee is paid prior to move-in

Our Team and Communication

We have LPNs, RMA’s, and CMA’s on our nursing staff. Our Executive Director and our Director of Nursing ensure all staff are well-trained and up-to-date. Our resident ambassador aids in smooth transitions to our community. We pride ourselves on excellent communication, being available 7 days a week via cell phone or email.

Transportation and Complaints Handling

Transportation for activities and doctor’s appointments in the Leesburg area is provided, with two trips per month at no additional charge. All complaints/issues are managed by the appropriate Directors and escalated to our Executive Director, Susan, who is always ready to address concerns.

Accommodation and Pricing

Studios are $5,600 per month, one-bedroom units are $6,200 per month, two-bedroom units are $6,700 per month, and shared units range from $4,600 to $4,800 per month. Prices include rent, meals, activities, laundry, housekeeping, cable, wifi, pendant, utilities, transportation, and snacks. Additional care services range from $575 to $2,250 depending on needs.

Additional Services

We are pet-friendly, with a $250 deposit for pets and a $50 monthly fee. We offer COVID and flu vaccines. Our community supports aging in place, with residents who have been with us for over two decades.

Availability and Waiting List

While we usually have a waiting list, we currently have a studio and a companion unit available. We strive to accommodate your needs based on room size and move-in timing.

Morningside House of Leesburg Assisted Living Community

Morningside House of Leesburg offers an assisted living community that allows residents to continue living the lifestyle they are used to with added assistance when they need it.

Services Included in the Monthly Rent:

• Individualized Service Plans for Residents

• Breakfast, lunch, and dinner from our daily menu or alternate menu
• Personal Laundry and Linen service weekly

• On-site Physical, Occupational, and Speech Therapy Available

Our lease term is month to month, with a 30 days written notice to terminate for any reason. Our one-time community/entrance fee is $4,000. You are welcome to keep your doctor if you have one that you love, or we have doctors that come to our community for convenience. We prefer that you use our pharmacy as they do bubble wrap our resident’s medications; however, if you prefer to use your pharmacy, most pharmacies will either bubble wrap your medications for a fee or send out to a place that will bubble wrap.

We currently do have availability. Level of care pricing is additional, and we would need to assess either in person or over the phone to determine what the level of care would be. The level of care is personalized based on your loved ones' specific needs. Meals, housekeeping, and weekly laundry services are included in your monthly rent and are not considered a care level.

We just underwent a large renovation in the community to include remodeling all of our apartments as well as common areas with new floors and paint. Our apartments are equipped with kitchenettes that include a refrigerator and room for a microwave, as well as private bathrooms. We are just large enough to have a diverse group of residents to pick friends from in a warm and home-like atmosphere. We pride ourselves on the relationships we build with our residents and families in an environment where everyone knows your name. We have long tenured staff members who have become part of the family. And we have the best location in town for views of the park, the W&OD trail, and easy access for family and friends.

We have an exciting Programming calendar that includes everything from outside entertainers, brain games, bingo, crafts, and happy hours. We also plan excursions out on our bus to light shopping, picnics, points of interest in the area, or a simple country drive through beautiful Loudoun County. In addition to group activities, residents are served restaurant style in our dining room to enjoy their meals and socialize.

Morningside’s team of directors run the community together based on their expertise. Our team includes a Health and Wellness Director (care staff and nursing), Director of Dining (kitchen and wait staff), Programming Director, Business Office Manager, Director of Maintenance, the Executive Director, and me as the Director of Sales and Marketing.
