Fees and Rental Rates

COMMUNITY FEE

Lake Sherwood Village requires a $1,000 community fee when an apartment is available and selected by the applicant. This fee does not apply to rent or other charges but does give the resident 30 days in which to move. It is a non-refundable fee unless the applicant is not approved by Lake Sherwood Village guidelines. There is a priority waiting list fee of $100 and that amount is applied to the $1,000 community fee when an apartment is selected.

DAMAGE DEPOSIT OR SECURITY DEPOSIT

We typically do not charge a damage deposit or up-front security deposit other than the community fee and scooter fee. We do reserve the right to charge a resident at move-out if extensive damage has been done to a unit; however, this is rarely done.

RENTAL RATES

Rental rates are listed on the APARTMENT RATES SHEET included in this packet. This information includes the pet deposit amount as well as apartment rent amounts and services included in that fee.

***There is a $600 fee for a 2nd Occupant***

Rent is pro-rated for the first month and begins on the first night that the resident takes occupancy of the apartment.

TRANSFER FEE

If a resident chooses to re-locate to another apartment after being a resident, there is a $2,000 transfer fee.

SCOOTER FEE

If a resident has a motorized wheelchair, there is a one-time fee of $500 upon move-in.

$3,050 for 2 occupants

ONE BEDROOM (638 square feet) $2,850 per month

$3,450 for 2 occupants

TWO BEDROOM (936 square feet) $3,575 per month

$4,175 for 2 occupants

Lake Sherwood Village is pet-friendly and allows animals under 20 pounds. There is a one-time, non-refundable fee of $1,000.00 for the privilege of having a pet.
