Requirements for Approval

Applicants must have a credit score of 640 or above. Applicants with a credit score between 600-639 will be considered, but if approved, they are required to be on a probation period. Additionally, passing a background check is mandatory.

Required Items at the Time of Application

If you do not have all the items listed below, we cannot proceed with the application:

For the Applicant

• $65.00 application fee
• Driver’s license or Identification card
• 1 month's worth of proof of income:
  • $2000 for one person occupying the unit
  • $2275 for two occupants
  • $2550 for three occupants
  • The income requirement increases with more occupants
  • The member is the sole person responsible for making the required income; combined income of two people is not acceptable.
• Social Security Card
• Birth Certificate
• Marriage license, translated documents (if applicable, and if from another country)

Documents for Others Occupying the Unit

• Birth certificate
• License/ID
• Social Security card

Once the background and credit checks are passed, your application will be presented to the Board of Directors for approval. Upon approval, a membership fee of $3000 is required to be placed on the waiting list.

After approximately one year of waiting, you will be contacted regarding available units to view. Upon selecting a unit, you will schedule a closing date, at which time $2500-$7000 will be due.

Carrying Charges

• 1 bedroom = $432/month
• 2 bedroom = $460/month
• 3 bedroom = $480/month
