Independent Living Apartment Complex
In our independent living apartment complex, a variety of professionals with different work experiences work together to create a supportive environment for residents. Everyone on staff is well experienced with property management experience. The management team consists of 4 full-time employees: the Executive Director, Director of Finance, Leasing Agent, and Receptionist. We are only the management company of the building and undergo training throughout the year. A few of those trainings are Fair Housing, Security Awareness, and Cyber Awareness.
Staff and Maintenance
We have 5 part-time employees who assist with managing the building and 5 full-time maintenance staff who ensure that the property is well kept by doing inspections, completing residents' maintenance requests, and more.
Security and Accessibility
Our property is under surveillance 24/7 and there is always someone on staff. The building is not easily accessible. Each resident is assigned a key card to access the building. All visitors must be bussed in and sign in at the desk.
Service Coordinators
We do have Service Coordinators that assist the residents with different tasks.
Transportation
We have an in-house bus that runs on Tuesday and Friday ONLY. Tuesdays the bus may go to different stores, but Friday is always scheduled for grocery shopping.
Resident Responsibilities
We donβt have a dining experience because we are independent living. Our residents are responsible for their own cooking, cleaning, shopping, etc.
Management Policies
We have an open-door policy. Any resident is welcome to address any questions, issues, or concerns with our Executive Director. The cost of living is based on income (30%).
Lease Agreements
At the time of signing a lease agreement, the resident would list who their desired emergency contact person is as well as give us permission on what we are able to contact that individual about. All leases are for 12 months during the first year. Once a resident goes through recertification, the lease then becomes month-to-month. However, we do require a 30-day notice in writing if the resident decides not to renew.
Pet Policy
Yes, we are pet-friendly. We allow one pet per household, which must be 15 lbs or less and not an aggressive breed. The pet must be registered with the City of Columbia and the resident must have $100k worth of renter's insurance. The pet must be transported through the building in a carrier until reaching the back of the building entrance and then it may be placed on a leash. We would need copies of the pet's shot records/tags and proof of the rental insurance.
Waitlist and Aging in Place
Yes, we do have a waitlist. The efficiency waitlist is about 8 months, and the one-bedroom is out to at least 1 year. Yes, the service coordinators are great with getting vaccinations scheduled. Yes, residents do have the opportunity to age in place.
