The Summit at Eaton Senior Communities
The Summit at Eaton Senior Communities is an affordable market rate apartment community for individuals 62 years and older. Introduction
Our staff has very diverse backgrounds that have built up experience for their positions that I cannot speak to since I do not know the full detail of their background. If you are inquiring about any training relevant to geriatric care, I will note that we are not assisted living or skilled nursing, so we do not manage care plans or conduct wellness checks ourselves on residents. We are service-rich senior apartments.
Resident Safety and Emergency Planning
When tenants move in, we provide a handbook that contains a lot of information, including a large section on resident safety and emergency planning. Safety-related measures we have in place include staffing an overnight monitor 7 days a week and having a secured exterior to our building that can only be opened via FOB scan or a "buzz in" by residents from their provided landlines. Additionally, we have house rules and other policies in place to maintain general fire safety and conduct annual apartment inspections.
Services for Resident Transition
Upon a new resident's move into the Residences at ESC, our Wellness Director and Director of Resident Services reach out to set up a meeting with the tenant to inform them of the extent of their supportive services. This includes our "Commit to Fit" program, onsite physical and occupational therapists, and third-party medical providers. Our Director of Resident Services assists with various needs such as Medicaid applications and connecting to services like free food boxes or legal assistance.
Transportation
We offer a private bus for regular visits to local stores and off-site outings. For private medical visits or other transportation needs, our supportive services can assist tenants with applications for Access-a-ride or Lakewood Rides.
Dining Experience and the Meal Program
Our mandatory meal service costs $276.00 a month and provides ~24 generously portioned "Regular" meals a month, with a variety of options available. The dining room operates Monday-Saturday from 11:00am to 3:00pm. It is a "use it or lose it" system, with balances resetting monthly.
Leasing Issues and Complaints
Tenants are encouraged to report leasing issues or complaints to management. We have a grievance policy included in the resident handbook and hold weekly meetings to address community issues and concerns.
Communicating with Resident Families
We provide a HUD 92006 form at move-in for emergency contact information, which is updated yearly. This allows us to reach out to a contact for the reasons specified by the tenant.
Additional Information
We do not offer short-term or respite stays and are a pet-friendly community with a specific pet policy. Our Wellness department occasionally holds vaccine clinics on-site. We aim for residents to "age in place" and have a thorough screening process for new tenants. The Residences currently has a 13-14 month waiting list.

HUD Subsided Assistance (rent) is determined by the household’s unique income situation which includes monthly income and assets. In addition, Residents are required to participate in our meal program ($276.00 for a minimum of 24 meals per month) and our Phone System Services ($20.00 serves as a landline and allows Residents to buzz their guests into the building).
